What You Need to Know About How It Works

Settlement Services is the process of providing to the client(s) a clear title picture at the time of purchase on a new home or refinance of your current home or on a commercial property as well.


How do we get to the point of a clear title? At Property Search and Settlement, Inc. we have a title search or history of the parcel is gathered for us to review, along with certifications to give us a clear picture of the property.

A Tax certification is ordered to see if any property taxes i.e., county, city/township, and school along with water, sewer, and/or trash, showing what is due and payable at closing or has been paid for the year. Property Search and Settlement will order final water and sewer, so the new owner will be on the proper account(s), and the previous owner(s) pays the balances remaining.

Judgement and Lien searches are also part of what we do.  So, if a criminal/civil judgement or a Federal Tax Lien is on title, we ordered the proper payoff and lien release to make sure that neither one will become a concern in the future. 


Mortgage payoffs are ordered as well, to make sure there are no mortgage left on title. Our office will check with the Recorder of Deeds office in the county where the property is located to make a satisfaction piece has been recorded.


Property Search and Settlement, Inc. is the Settlement agent, where we strive to provide a smooth closing. We provide a Closing statement, showing you the cost and fees for the transaction, as well as the document to be signed at settlement i.e., deed and mortgage. We also handle the recording of the deed and mortgage with the proper Recorder of Deeds office, as well as disbursement of settlement funds to the parties.
